BAUGRUPPEN

SENA’s Baugruppen approach

​The word Baugruppen means ‘building group’ in German. SENA offers its clients a new funding model based on this approach achieving savings of up to 15 per cent on the cost of housing for multi-residential developments.

​How does it work?

Banks typically fund up 70 per cent of the required capital to develop a project and investors provide the rest at high-interest rates. In many cases 20 per cent interest is not unusual.

The Baugruppen approach aims to replace some or all of the investor funds with money from the buyer’s group, cutting down the overall cost of funding. That saving is directly passed on to the buyer. As the buyers interest is noted on the title, the model also saves buyers GST and stamp duty.
